Suffolk Fire and Security can carry out a site Fire Risk Assessment at your premises. A FRA is critical to the safety of the occupants within a building, as well as the building itself.

What is a Fire Risk Assessment?

A Fire Risk Assessment is exactly what it sounds like. A thorough assessment of the building to analyze, document and recommend provisions to minimize the risks associated with a fire. This includes looking at the following areas:

1 – Identify the fire hazards
2 – Identify the people at risk
3 – Evaluate, remove or reduce the risks
4 – Record your findings, prepare an emergency plan and provide training.
5 – Review and update the fire risk assessment regularly.

If your business has 5 or more people you MUST keep a written record of your Fire Risk Assessment.

Who needs a Fire Risk Assessment?

All fire safety matters relate to the Regulatory Reform (Fire Safety) Order 2005, this covers the following types of premises

Non-domestic premises

Non-domestic premises are:

  • all workplaces and commercial premises
  • all premises the public have access to
  • the common areas of multi-occupied residential buildings

Shared premises

In shared premises it’s likely there’ll be more than one responsible person. You’ll need to co-ordinate your fire safety plans to make sure people on or around the premises are safe.

For common or shared areas, the responsible person is the landlord, freeholder or managing agent.

Who is responsible for the assessment?

The FRA is the responsibility of the Responsible Person (RP). If you are one of the following, you are the RP:

  • an employer
  • the owner
  • the landlord
  • an occupier
  • anyone else with control of the premises, for example a facilities manager, building manager, managing agent or risk assessor

There can be more than one responsible person, if this is the case, you have to work together to meet your responsibilities.

The Fire Safety Order also applies if you have paying guests, for example if you run a bed and breakfast, guesthouse or let a self-catering property.
